We provide the following inspections and services for residential single and multi unit homes, apartment buildings, and light commercial office/retail buildings of all ages, from new construction through historical structures.
Pre-Purchase Inspections for Buyers
The professional home inspector visually examines the readily accessible systems and components of a home and operates those systems and components utilizing industry Standards of Practice and conforming to and exceeding the Standards of Practice of the North Carolina and South Carolina Home Inspectors Licensure Boards. The client is encouraged to attend the entire inspection. Areas to be inspected include:

- Property and Site
We also inspect and operate:

- Built-in Appliances
Upon completion of the inspection, a computerized Inspection Report with digital pictures of defects is printed on site and presented in the Pillar To Post Inspection Report Binder, which also includes a seasonal maintenance checklist, home filing system for important records/receipts and a Home Depot Home Repair CD-Rom. Inspection reports can also be e-mailed or downloaded from our website on request.
Pre-Listing Inspections for Sellers
In preparation of listing a home for sale, the professional home inspector will visually examine the readily accessible systems and components of a home and operates those systems and components utilizing the same industry Standards of Practice as for pre-purchase inspections. The owner is encouraged to attend the entire inspection. Areas to be inspected are the same as for pre-purchase inspections for buyers as described above.
Warranty Inspections
In new construction, many defects will not present themselves until live loads, heating and cooling, and water use have been introduced into the home. The first home inspection should be considered as preliminary for new construction or a home that has been vacant.
A second inspection after the home has been occupied is recommended prior to expiration of the first year builder’s warranty, or after 6 months of occupancy.
The inspection is conducted in the same manner and to the same industry standards as for a pre-purchase home inspection, covering all of the same components.

In addition to the normal home inspections above, we offer the following specialized inspections:
New Construction/Pre-Drywall Inspection:
Completed during the construction process, prior to installation of drywall, this inspection is designed to identify observed material defects in the major component groups. A computerized inspection report is provided, including digital photos of defects.
Pool and Hot Tub Inspections:
For pools and hot tubs, the inspector will inspect and report on above ground visible components as follows:
- Type of construction
- Decks, coping and tiles
- Pool or hot tub surfaces
- Steps, diving boards, slides and other equipment
- Pumps, controls, wiring and circuit protection
- Lights
- Drains, skimmers and valves
- Heaters
- Fences, gates and enclosures
- Above ground piping, filter tank, gauges
(Note: The pool or hot tub must be not winterized, and must be full of water and operable in order for us to conduct the inspection.)
Re-Inspections:
A visual examination of areas found to need repair in our original inspection, this inspection is designed to evaluate whether work requested in a contract addendum has been completed in a satisfactory manner. A copy of the contract addendum is required, and the client or the client’s representative are recommended be present during the re inspection.
ADDITIONAL SERVICES:
In addition to the inspections described above, we also offer the following services
Radon Testing
Testing is performed using EPA protocols for home sellers and buyers. A continuous radon monitor is placed in the home for a 48 hour minimum testing period. A Sampling Report is issued with the radon levels by hour and an EPA Overall Radon Average for the sampling period.
Water Testing
We collect water samples from your home according to the protocols specified by the testing lab. The lab we use is fully EPA certified and is accepted by FHA and VA as well as all other agencies that may require water testing. Results are returned between 2 – 5 days, depending on the tests performed.
Septic Evaluations
We perform visual septic evaluations on existing homes. This is a topical evaluation of the leach field and septic tank areas. All drains are tested inside the home and the field is evaluated for any signs of failure. If signs are noted, you will be referred to a licensed septic contractor for repair.
Note: If repairs are needed, the septic contractor is usually required to pull a county permit and have all work inspected as it is being done. All work must be completed by a licensed septic contractor.
Mold Testing
Mold screening can be conducted to determine if a home has a mold problem. Up to four air and/or surface samples will be collected and sent to a laboratory for analysis.
If visible fungal growth is observed in the home, surface samples can be collected and sent to the laboratory for analysis to determine whether it is mold and what type, to determine its potential for harm.
The lab we use is fully EPA certified. Laboratory results are available in 1 - 5 business days. If the report analysis reveals elevated mold readings the next step is consultation with a Certified Industrial Hygienist for remediation.
Environmental Data Reports
Pillar To Post has partnered with Environmental Data Resources, Inc. (EDR) to provide the most comprehensive residential environmental report available. This report will identify recorded environmental hazards near the home, such as hazardous waste sites or spills, underground fuel tank leaks, EPA superfund sites, landfills, and many other sources of known or potential contamination.
